Questions

Questions builders ask

Do I have to amend old returns?
No. When two or more returns are already filed, the depreciation you missed is taken all at once on this year's return. Your CPA files Form 3115 with it.
What if only last year's return is filed?
Then your CPA can usually amend that one return instead. The estimate says which applies when you pick the year.
What does my CPA get?
The study, a draft Form 3115 and the catch-up schedule (the 481(a) adjustment), plus the asset detail for the depreciation software.
Does it work for homes I sold?
No. Homes and lots you sell are inventory, which is never depreciated. Their value is in inventory cost rules and the energy credit for homes sold before July 1, 2026.
