Questions builders and developers ask

Do I have to amend old returns?
Not for depreciation. Once two or more returns are filed, the depreciation you missed is taken all at once on this year's return, with Form 3115. Credits like the home energy credit are different: they go on an amended return, and only while that year is still open.
Why do the dates matter?
Each strategy has its own window. The home energy credit ended for homes sold or leased after June 30, 2026, and the 179D deduction for buildings started after that date. Older years close three years after the return was due.
What does my CPA get?
The study, a draft Form 3115 and the catch-up schedule, or the amended-return figures where that is the path, plus the asset detail for the depreciation software. Your CPA confirms every date.
